House price activity and volumes

 

Average Basingstoke property values for the period June 2010 to November 2011 declined by £7361 to £212435.

 

The total properties in Basingstoke sold for the period June 2010 to November 2011 month on month declined by 128 to 50 Basingstoke properties in November 2011.

 

Terraced houses in Basingstoke presented the highest sales volume during this period over detached, semi-detached and flats.

 

Detached house prices in Basingstoke for the period June 2010 to November 2011 proved the most volatile month on month with terraced properties showing the least.

 

 

House price predictions for Basingstoke and the UK

 

House prices in Basingstoke are likely to remain stable in 2012 - provided the country steers clear of recession.

 

This is according to Martin Ellis, housing economist at Halifax - which is a division of Bank of Scotland - who was speaking in response to his company's latest house price index.

 

According to the figures, the cost of dwellings in the fourth quarter of 2011 were 0.1 per cent lower than that recorded in the previous three-month period, with values falling 0.9 per cent between November and December.

 

Mr Ellis stated: "There is, however, considerable uncertainty regarding the prospects for the UK economy which will, to a large extent, depend on how events in the eurozone unfold."

 

The industry figure went on to point out that growth will also be dependent on how households choose to reduce their debts - meaning uncertainty remains regarding the outlook for dwelling costs in the UK for the coming months.

 

December 2011 sales activity in Basingstoke

Surprising December 2011 saw average property prices in Basingstoke rise to £286,313 but the number of sales across all property types declined to 51 compared to 116 in the previous month. These facts appear to be bucking the longer term trend of a reduction in values.

 

The future

An increase in Basingstoke house prices in the next 12 months is looking doubtful. If the last 12 months is anything to go by, we can expect a further decline in volumes and values in the coming months.
